Data Center Site Selection

Utilizing LightBox's SmartFabric Data to determine suitability for data center locations.

What are data centers?

Data centers have emerged as the backbone of our information-driven society. These facilities house critical IT infrastructure, and represent a lucrative opportunity for investors and developers. However, the process of finding the ideal site for a data center is challenging. From assessing property suitability to navigating complex zoning laws and evaluating potential hazards, each step requires meticulous planning and informed decision-making. This section aims to demonstrate how using LightBox's SmartFabric data can streamline and accelerate the process of finding a suitable site.

What makes a data center a desired investment?

  • A single tenant typically occupies less than 5% of available space
  • Typical lease length ~10 years
  • Record low vacancy rate across North America in primary markets at 3.2%
  • According to JLL (Jones Lang LaSalle), CAGR (Compound annual growth rate) is projected to increase by 11.3% between 2021 and 2026
  • CBRE (Coldwell Banker Richard Ellis) reported that rental rates are expected to increase by 14.5% year over year
  • Typical lease rates are higher than other commercial properties with lower turnover rates

Typical site selection criteria:

  • Properties larger than 10 acres
  • Vacant land use
  • Industrial zoning
  • Proximity to power infrastructure
  • Proximity to fiber network infrastructure
  • Low exposure to environmental hazards
    • Seismic risk, FEMA flood zones, etc.
  • Water access for massive cooling requirements
  • Lower average outdoor air temperature

Key data sets for site selection:

  1. LightBox's SmartFabric Data
    1. Parcel
    2. Assessment
    3. Building
    4. Address
  2. LightBox's Zoning Data
    1. Zoning boundaries
    2. Zoning ordinance
    3. Transmission line data
    4. Fiber optic network lines
  3. Environmental and Natural hazards
    1. Flood zones
    2. Wetlands
    3. Brownfield sites

Understanding infrastructure overlap

The first step in our journey is to understand where qualified properties are in relation to our infrastructure layers. Applying a buffer to our infrastructure layers will allow for a better understanding of which properties fall within a certain distance (1000 feet) to them.

Finding qualified sites

Using these buffers we can run geo processes that show us where the buffers overlap, and what properties are in the area immediately surrounding them. We can also add data such as flood zones to better understand where these qualified properties intersect with environmental and natural hazards.

Drill down to find ideal sites

In this example, our ideal properties contain an aggregated acreage of 10 or more acres, are currently vacant, are zoned for industrial use, and do not intersect a FEMA flood zone.

Name Value
Aggregated Acreage 415 acres
Land Use Vacant
Zoning Industrial / Agricultural (A-3)
Last Sold 3/23/2012
Assessed Value $14,820
FEMA Flood Zone No
